Client Situation

A retired business owner, age 67, with $3.8M in liquid investment assets and zero W-2 income needed a $1.6M mortgage on a new primary residence.

Two banks declined the application. A third lender quoted a rate 1.75% above market, citing income documentation as the problem.

His financial advisor referred him as a last resort, expecting the answer to be the same.

$1.6M Loan Amount Closed on schedule
−1.75% Rate vs. Declined Lenders Below what bank #3 quoted
$3.8M Portfolio Untouched Zero liquidation required

How It Worked

The Problem
  • No W-2 income. Standard lenders required two years of employment income.
  • Bank #1 and Bank #2 declined outright. Bank #3 quoted a punitive rate.
  • The client was told his only option was a large cash purchase.
  • The financial advisor was not involved in any of the three prior attempts.
The Structure
  • Asset depletion qualifying: the $3.8M investment portfolio was divided by the loan term to calculate monthly income for underwriting.
  • The portfolio was treated as an income source. No liquidation or asset sale was required.
  • A Non-QM lender with extensive high-net-worth lending experience handled underwriting.
  • Robert coordinated with the financial advisor and custodian to prepare documentation before submission.
The Result
  • The $1.6M loan was approved and closed in 32 days.
  • The rate was 1.75% below what the third bank had quoted.
  • The client's $3.8M portfolio remained fully intact and invested.
  • The financial advisor retained the full assets under management and became the client's most trusted advisor.

What This Means for the Advisor

→ The advisor's client got the loan three banks said was impossible, and the advisor made the call that solved it.

→ $3.8M in assets stayed under management. At a 1% advisory fee, that's $38,000 per year in advisory revenue the FA protected.

→ The client told two friends. Both are now clients of the same advisor. The mortgage referral generated two new planning relationships.

"Three banks told him no. Robert closed it in 32 days. My client called me the day it funded and said I was the one who finally solved the problem. That's the kind of call that builds a relationship for life."

Asset depletion, K-1 income, trust vesting, pledged assets. Complex income is a core capability, not an exception.
